Demilec Vapor Barrier Installation Nationwide

Demilec Vapor Barrier Installation: The San Jose Owner’s Guide

If you have a Demilec spray foam insulation system and the vapor barrier has failed, torn, or was never properly installed in the first place, we stock Demilec-compatible vapor barrier materials on our trucks and install them throughout San Jose, typically for $450 – $1,400 depending on square footage and access. Most jobs are completed the same day we arrive. Homeowners usually discover the problem the obvious way: a musty smell in the attic, condensation beading on the underside of the roof deck, or an energy bill that climbed for no reason anyone can explain.

The vapor barrier is the layer that stops warm, moist air from moving through your insulation and condensing inside your attic structure. When it fails in a San Jose home, the damp air from the living space below gets into places it shouldn’t be, and that’s when you start seeing water stains, mold growth, or insulation that looks flat and matted down instead of fluffy. Chase Whitaker and our crew at Laurel Attic Insulation San Jose have replaced enough failed Demilec vapor barriers to know exactly what goes wrong and how to fix it without turning your attic into a construction zone.

Which Demilec Models This Applies To

Most Demilec spray foam systems fall into two product families: open-cell foams like Sealection 500 and closed-cell foams like Heatlok HFO and Heatlok Soya. The vapor barrier requirements are different for each, and that’s where we see a lot of confusion. Closed-cell foam acts as its own vapor barrier once it’s applied at the right thickness, usually 2 inches or more. Open-cell foam does not. It needs a separate vapor barrier layer, typically a 6-mil polyethylene sheet or a Demilec-approved vapor retarder paint, installed on the warm side of the insulation.

If you’re not sure which Demilec product is in your home, check the label on any exposed foam or look at your original installation paperwork. We can also identify it on site by the foam’s texture and density. One compatibility gotcha that trips people up: you cannot simply tape a new vapor barrier over rotted or soaked open-cell foam. The foam itself has to be dry and intact, or the barrier will trap moisture against the wood framing and make the problem worse. For Demilec systems specifically, we also see issues where a previous contractor used unapproved tape or sealant that degrades against the foam’s chemistry. Demilec specifies compatible tapes and mastics, and using the wrong one is a fast way to have the barrier peel open again within a season.

Laurel Attic Insulation San Jose is an independent service provider. We’re not affiliated with Demilec, but we install their products and source parts and materials that meet their specifications, alongside other brands we stock like Reflectix.

Signs Your Demilec Vapor Barrier Installation Is Failing

  • Condensation on roof decking or rafters. This means warm, humid air is getting past the barrier and hitting the cold underside of your roof. In San Jose’s winter months, this is the most common first sign we see.
  • Musty or earthy smell in the attic. Moisture trapped against wood or insulation feeds mold and mildew. The smell usually gets stronger after a rain or on humid days.
  • Insulation looking matted, dark, or damp. Open-cell foam holds water like a sponge. If the vapor barrier tore, the foam itself may be soaked and losing its R-value.
  • Peeling tape or gaps at seams. Walk the perimeter of the vapor barrier and look at every seam. If the tape is curling at the edges or pulling away from the poly, air is moving through those gaps.
  • Higher heating or cooling bills without a lifestyle change. Moisture-laden insulation doesn’t insulate. You’re paying to condition air that’s leaking into your attic through a failed barrier.

Replacement Cost & What’s Included

In San Jose, installing a new Demilec-compatible vapor barrier typically runs $450 – $1,400 for a standard attic. Here’s how that breaks down:

  • Small attics (under 800 sq ft): $450 – $700
  • Medium attics (800 – 1,500 sq ft): $700 – $1,000
  • Large or complex attics (over 1,500 sq ft, or difficult access): $1,000 – $1,400

What drives the price: how much of the old barrier has to be removed, whether the underlying foam is dry or needs replacing, how many seams and penetrations need sealing, and whether we’re working around stored belongings or tight truss spacing. Every quote we give in San Jose includes parts and labor in one written price before we start. You’ll know exactly what the job costs before we touch anything. The work is covered by our 365-Day Done Right Promise: if it’s not right, we make it right, in writing, on every job. And if the repair fails within that year, the second visit is free.

DIY or Call Us?

What you can safely check yourself: look for visible tears in the poly sheet, feel for damp insulation, and inspect the tape at the seams. If you see gaps, you’ve confirmed the problem. That’s useful information when you call us.

What you should not do yourself: removing and replacing a vapor barrier means working around exposed insulation, possibly dealing with mold from trapped moisture, and sealing dozens of penetrations correctly. If the existing barrier is painted on (vapor retarder paint), removing it means scraping and re-coating, which is messy and easy to get wrong. More importantly, getting the barrier on the wrong side of the insulation or sealing it incorrectly traps moisture against your wood framing, and that’s how you turn a $700 repair into a $7,000 structural problem. This is one of those jobs where the labor cost is cheaper than the cost of doing it wrong. If you’re in San Jose and want a straight answer on what your attic actually needs, call (669) 333-7274 and we’ll tell you honestly.
