Icynene Attic Insulation Nationwide

Icynene Attic Insulation: The San Jose Owner’s Guide

If you’ve got Icynene spray foam in your attic and it’s starting to underperform, we stock the open-cell and closed-cell Icynene-compatible materials to match what’s already up there. A typical Icynene attic touch-up or section replacement in San Jose runs $1,200 – $3,800 installed, depending on square footage and whether we’re spot-filling voids or re-spraying entire bays. We carry the materials and a trained crew can usually reach your San Jose home within one business day.

Most San Jose homeowners discover their Icynene has failed the same way: a bedroom that won’t hold temperature, a musty smell near the roofline, or an energy bill that climbs for no obvious reason. Sometimes it’s visible – foam that’s pulled away from the sheathing, discoloration from a slow roof leak, or areas where the foam never fully expanded. Whatever tipped you off, the fix usually means removing the failed section and replacing it with material matched to the original open-cell or closed-cell chemistry.

Which Icynene Models This Applies To

Icynene makes two product families that show up in San Jose attics: open-cell (Classic and Classic Max) and closed-cell (ProSeal and ProSeal LE). The open-cell products are the soft, sponge-like foam most often sprayed against roof decks. They’re semi-permeable, which means they let some moisture move through – an important detail in San Jose’s dry climate, where attics need to breathe. Closed-cell ProSeal is denser and doubles as a vapor barrier, which matters if you’ve got a flat roof or a conditioned attic.

The compatibility gotcha: you can’t top-coat open-cell with closed-cell and call it done. The two chemistries cure at different rates and bond differently to the existing foam. If your original install was Icynene Classic, we match with an open-cell product. If it was ProSeal, we stay closed-cell. We also stock a few Reflectix radiant-barrier products for San Jose attics where a foil layer makes sense under the rafters – but that’s a separate conversation. As an independent installer, we’re not affiliated with Icynene. What that means for you: we’ll tell you honestly when the right fix is an aftermarket equivalent from Demilec or another brand we carry, and we’ll tell you when it isn’t.

Signs Your Icynene Attic Insulation Is Failing

  • Temperature swings in rooms directly under the attic. This is the most common red flag. When Icynene pulls away from roof sheathing, it creates a thermal bypass – conditioned air leaks out through gaps the foam used to seal.
  • Visible gaps or shrinkage around rafters and beams. Spray foam should be tight against every framing member. If you see daylight or dark gaps where the foam meets wood, the original install may have been sprayed on too thin, or the material shrank over time.
  • A musty or stale smell near the attic hatch. Open-cell Icynene absorbs moisture if a roof leak develops. That trapped water degrades the foam and can grow mold inside the material itself.
  • Drafty spots near can lights, vent boots, or plumbing penetrations. These are the first places installers cut corners. If the foam around these points crumbled or was never sealed correctly, you’ll feel it on windy days.
  • Rising cooling costs in summer. San Jose’s hot, dry summers punish under-insulated attics. If your AC runtime is up 20% or more over previous years and you haven’t changed anything else, the problem is almost always thermal loss through the ceiling.

Replacement Cost & What’s Included

Here’s what we quote, in writing, before any work begins – that’s the Relay Visibility Guarantee, and it’s non-negotiable.

  • Spot repair of failed sections: $1,200 – $2,200 for most San Jose homes, depending on access and how much material needs removal.
  • Partial attic re-spray (500 – 800 sq ft): $2,400 – $3,800, including removal of the failed foam and proper re-installation.
  • Full attic replacement: priced per square foot at the estimate visit, and the number we give you is the number you pay.

Every Icynene repair we do in San Jose includes removal and disposal of failed material, air-sealing of the area before re-spray, the replacement foam matched to your original chemistry, and a written guarantee on the workmanship. If the repair fails within 365 days, we come back and make it right – no charge for the second visit, no argument. That’s the Done Right Promise, and it applies to every insulation job we touch.

DIY or Call Us?

You can safely inspect your Icynene without touching anything: take a flashlight into the attic, check for visible gaps around framing, and note any discoloration or damp spots. What you shouldn’t do is try to cut out failed spray foam and re-spray it yourself. Two-part spray foam kits sold at hardware stores don’t match Icynene’s cell structure or expansion rate. The result looks filled but performs poorly, and you’ll pay twice – once for the kit, once for us to remove it and do the job correctly.

If you’re not sure whether what you’re seeing is normal settling or actual failure, call us at (669) 333-7274 and describe what you’re looking at. We’ll tell you over the phone whether it’s worth a service visit. If we come out, you get the written price before we start, and you get to watch the tracking link while our technician drives to you. Most San Jose Icynene repairs we handle are one-day jobs.
